Home Resale Value

Whether you’re a first time homebuyer or someone looking to sell their existing home, resale value is something that every person should look into and be aware of. Below, we’ll cover what to look out for in order to determine if your current or future home will have resale value when it’s time to sell.

Layout

Nowadays, houses with an average amount of square footage sit somewhere between 2,000 – 2,500 sq. ft. A house with three bedrooms and two bathrooms is considered “family friendly” but ultimately, it comes down to the layout. Will the person buying your home favor open or closed concepts? Would they rather have four small bedrooms or one large bedroom, one guest room, and an office? The layout of your home will play a key role in its resale down the line so it’s best to consider what renovations you’d like to make now rather than later.

Storage Space

One of the biggest things people look out for is storage space. What form will that take in your home? Will you install tall cabinets and a pantry for the kitchen? Will the basement or attic prove more useful when it comes to additional storage space? The possibilities are endless but it’s definitely something to keep in mind.

Upkeep 

A lot of homebuyers, new and seasoned, will be more willing to move into a house with new or gently used appliances. This eliminates the headache of replacing all of them on top of what they would pay for the house. The same is true for the outside. A fresh coat of paint or light landscaping will greatly increase the curb appeal of your home and will also attract potential buyers!

Location

For those of you looking to renovate your house, this may not apply. But for those who are looking to buy a home now and know it won’t be your forever home, people are more apt to look into a house with good schools nearby, a nice neighborhood and amenities (shopping, recreation, dining) nearby. However, this isn’t always a deal breaker! Some might like a house that’s a little further removed from these things. 

Lot

Like location, lot size is completely subjective. Some may like a little extra room for potential additions or for entertaining but others might prefer a smaller lot that takes less energy to maintain. We only mention these last two so you’re aware that location and lot size could be big selling points in your future listings!
